I’m a senior myself, and I believe deeply that our later years can be filled with growth, curiosity, friendship, and joy. After moving to Florida and starting a small social group called Seniors Getting Together, I discovered something powerful: confidence grows when we connect with others. That experience changed my life and helped me realize that I wanted to do more.

This podcast isn’t about being perfect or polished. It’s about sharing helpful information, learning from experts, and building a community where seniors feel seen, heard, and encouraged.

Reverse Mortgages Explained: What Every Senior Should Know

As we live longer and retirement costs continue rising, many seniors are looking for smarter ways to stretch their savings.

On this episode of Senior Life Discovery, I sat down with Dennis Cooper, Senior Vice President of the HECM Division at The Federal Savings Bank, who has 15 years of experience helping seniors navigate reverse mortgages.

Here’s what we learned.

What Is a Reverse Mortgage?

A reverse mortgage — officially called a Home Equity Conversion Mortgage (HECM) — allows homeowners age 62 and older to convert part of their home equity into cash.

Unlike a traditional mortgage:

  • You do NOT make monthly payments.
  • The loan balance grows over time.
  • The loan is repaid when the home is no longer your primary residence.

Biggest Misconception: “The Bank Takes Your House”

This is one of the most common fears — and it’s false.

You remain on the title.
You own your home.
The lender cannot “take” your house as long as:

  • You live there as your primary residence
  • You pay property taxes
  • You maintain homeowners insurance

What About Your Heirs?

This loan is federally insured.

If the loan balance exceeds the home’s value:

  • The heirs only owe 95% of the home’s market value.
  • The insurance covers the difference.
  • Your children cannot inherit debt.

What Is HECM for Purchase?

This strategy allows seniors to:

  • Buy a new home
  • Use part of the sale proceeds as a down payment
  • Never make a mortgage payment

Dennis shared a story of clients purchasing a $400,000 home while bringing only $125,000 to closing — without future mortgage payments.

For many retirees downsizing, this can preserve liquid assets.

When Does It End?

A reverse mortgage becomes due when:

  • You sell the home
  • You permanently move out
  • You pass away

As long as one spouse remains living in the home, the loan remains active.

Is It More Expensive?

Yes — it is more costly than a traditional mortgage because it includes federal insurance protection.

But it’s not just a mortgage.
It’s a retirement planning tool wrapped in a mortgage label.

Should You Use One?

Dennis made a powerful statement:

“Why wouldn’t you tap into another asset you’ve accumulated in your life?”

For many seniors:

  • Pensions are gone.
  • 401(k)s are underfunded.
  • We’re living longer than expected.

Your home may be your largest asset.

The key is education — and mandatory independent counseling ensures borrowers understand the program before applying.

  • A guided tour at each port (often in small groups)

  • Free afternoons for shopping, museums, relaxing, or independent exploring

  • Optional excursions if you want to add something special

And for travelers who value safety, it’s comforting to know you’re not navigating a new city completely alone.

The hidden advantage: matching the trip to your activity level

Debbie also highlights something many people don’t realize: quality travel companies often offer different excursion activity levels:

  • Standard walking tours

  • More active adventures (hiking, cycling, kayaking, etc.)

  • “Gentle walkers” options for limited mobility or recovery

That’s a big win for seniors who want to keep traveling without feeling pressured to “keep up.”

Why a travel advisor can save you stress (without costing more)

Debbie makes a strong point: using a travel advisor typically does not add cost – and a good advisor can actually help you avoid expensive mistakes and hidden add-ons.

She shares a real example of how a “budget trip” can look affordable online, but once you add the stress and the extra costs (meals, transportation, tolls, logistics), you may not actually save much – and you might arrive exhausted.

A travel advisor helps pull the moving parts together so you can focus on enjoying the journey.
